The Roof Height

Each floor of Rajkham Builders Pvt. Ltd, from the ground floor to the third floor, stands at an impressive height of 10’0″. This includes the slab thickness required to accommodate a comfortable headroom height of 8’6″. The standard roof thickness is maintained between 4.5″ to 5″.

Super Structure

The external walls are constructed from 8” non-load bearing Aerocon Block or Solid Block Masonry with CM 1:6. Internal walls are also non-load bearing, constructed from 4” Aerocon Block or Solid Block Masonry, with CM 1:4. To strengthen these walls, steel strips are added at 3’0″ intervals, where necessary.

Roof Treatment

Kitchen, Joinery, and Fittings

Kitchen

The kitchen features an RCC or Cuddapah Slab of 12’0″ length topped with Black Galaxy granite. A 24” x 18” stainless steel Sink, with or without a drain board, is installed. Above the platform, tiles of 4’0″ height are laid.

Joinery

In terms of joinery, the main door is made of 5” x 3” medium-quality Teak wood frame and an OST door including brass hardware is provided with a polish finish with a Godrej lock. Internal doors are crafted from 4” x 2.5” 2nd quality teak wood with Solid PVC Door, ensuring a waterproof flushing door. For windows, UPVC Window frames and shutters with 4 mm clear glass are used. Safety grills are provided that weigh between 1.5 to 1.7 kg/Sq. Ft.

Fittings

All fittings, including lock, hinges, tower bolt, etc., are made from stainless steel, with the exception of the main door, which features brass or antique fittings.

Flooring, Painting, and Others

Flooring

The flooring throughout the flat features 2’ x 2’ vitrified tiles in basic colors. The balcony and passage areas are laid with anti-skid tiles, ensuring safety and aesthetic appeal.

Painting

For the interiors, a coat of water base primer is used, followed by 1 coat of putty and 2 coats of premium emulsion paint. The exterior and ceiling are treated with 1 coat of white cement, finished with 2 coats of Ace emulsion.

Parapet and Head Room

The parapet wall stands at 3’6” height with a 4.5” wall on both sides, plastered and with necessary rings provided on the terrace. The headroom is designed to be 8’6” high, and the outer wall with a 4” thick roof is laid. A terrace door grill safety gate is provided for security.
